Modular & prefab
Systems-based building strategies that shorten timelines without compromising craft or performance.
Modular as a core discipline
We routinely pursue volumetric, panelized, and hybrid paths — matching each project to schedule, transport limits, crane logistics, and performance targets. Factory delivery is central to our business; the work is to keep architectural intent intact from model to set.
Fabricator alignment
We work design-assist with selected fabricators: module matrix, marriage lines, and tolerances are documented before CDs harden. Set sequences and protection during haul are part of the delivery story.
Performance
Envelopes are detailed for continuous insulation and controlled air barriers in the plant. We align testing and inspection milestones with what the field will actually see at module connections.
Factory ↔ site
Intent that survives the plant and the crane
Modules are modeled with shipping envelopes, strap points, and connection sequences — not as a late overlay on a conventional drawing set.
Interior and façade intent are carried through shop drawings so finishes and junctions don’t get value-engineered away at the line.

From factory floor to keys
A simplified view of how volumetric work moves — your contract and jurisdiction add specifics.
Fabrication
Controlled assembly, MEP rough-in, and envelope completion under roof — QA/QC checkpoints match the drawing index.
Transport
Load planning, haul permits, and weather protection — straps and cribbing per engineered drawings.
Set
Crane path, marriage connections, and sequencing with the GC — module weathering minimized.
Close-out
Joint treatment, commissioning support, and punch with a single responsibility matrix.
Modular project rhythm
Design-assist and fabrication milestones are explicit — fewer surprises at set.
Feasibility
Matrix, logistics, and jurisdictional read — go / no-go with envelope targets.
Design-assist
Marriage lines, tolerances, and mockups with the selected fabricator.
Shop & CDs
Shop drawing review, lifting plans, and weather protection for haul.
Set & commission
Set-day support, connections, and pre-functional checklists.
Typical deliverables
- Module strategy and feasibility memo
- Coordination with shop drawings and lifting plans
- Envelope and connection details for marriage lines
- Support during set and pre-functional checklists
